Maintenance Manager

• Location: Whitby, ON – Colonial Prima Living
  Job Type: Full-Time
  Compensation: $58,000 annually
  Expected Start Date: August 3, 2026
• Schedule: Monday to Friday, 8:00 a.m. – 4:00 p.m., with flexibility to accommodate contractors and respond to emergency maintenance situations.

Your Day-to-Day Responsibilities:

As the Maintenance Manager, you will be responsible for overseeing the maintenance, repair, and appearance of the residence to ensure a safe, comfortable, and well-maintained environment for residents, visitors, and employees. Your key responsibilities will include: (adapted from the attached Maintenance Manager duties).

• Planning and implementing daily, weekly, monthly, and annual preventative maintenance programs.
• Performing and coordinating building maintenance, including electrical, plumbing, carpentry, painting, and equipment repairs.
• Inspecting the building and grounds to identify maintenance needs and ensuring timely corrective action.
• Supervising maintenance staff and coordinating the work of external contractors.
• Maintaining the appearance, safety, and operational readiness of the residence, including resident suites and common areas.
• Procuring maintenance supplies, equipment, and services while managing maintenance-related expenses.
• Responding to resident, family, and staff maintenance concerns in a professional and timely manner.
• Leading fire safety, emergency preparedness, and health and safety initiatives, including participation in Joint Health & Safety Committee activities when required.
• Ensuring compliance with workplace health and safety regulations, company policies, and applicable building standards.
• Supporting the General Manager with operational projects and other maintenance-related initiatives as required.
• Participating in the leadership team to support the overall operation of the residence.

What You Bring to the Table:

Education & Credentials:

• Certificate, diploma, or trade qualification in General Maintenance, Building Maintenance, Facilities Management, or a related field is preferred.
• A valid Ontario Class G driver's licence and reliable transportation are considered assets.
• WHMIS, Working at Heights, First Aid/CPR, or other relevant certifications are considered an asset.

Experience:

• Minimum of 3–5 years of maintenance experience, preferably within retirement living, long-term care, hospitality, property management, or a similar environment.
• Previous supervisory or leadership experience is preferred.
• Experience managing preventative maintenance programs and external contractors.

Knowledge & Skills:

• Strong knowledge of building systems, including plumbing, electrical, HVAC, carpentry, and general repairs.
• Ability to troubleshoot maintenance issues and prioritize multiple tasks effectively.
• Strong leadership and team management skills.
• Excellent organizational, communication, and customer service skills.
• Working knowledge of occupational health and safety legislation and fire safety requirements.
• Ability to work independently while collaborating effectively with the leadership team.
• Must be flexible to respond to after-hours maintenance emergencies and contractor requirements.
